Where to live

One of the most time consuming things about moving to AUC is figuring out where to live.  Most students do not come to the island prior to moving to Sint Maarten.  This also means that many of the students who are accepted have had to rely on blogs, the acceptance committee, or the housing office to figure out where to live.  I spent hours searching online trying to figure out where apartments were located, how close they were to the school, and if it was a safe neighborhood to walk in while deciding on which apartment to rent.  Some of the best advice I received was from an upper class student who gave me the run down of the different apartment complexes... after I moved here.

I highly recommend NOT using Haute Properties with Vanessa Jeffredo.  She has stolen money from multiple students and is not loyal to her word. Be careful renting with Haute Properties. They are one of the worst companies on the island of Sint Maarten.  Many students do not get their security deposits back. They also require you to pay cash so there is no paper trail. 
 
Some things you should keep in mind when looking for an apartment are... 
- How safe is the location of the apartment? 
- How close is the apartment complex to school? 
- Are there security guards or is it a gated community?
- How much is electricity, water, and gas on average per apartment complex? 
- Is there a washer and dryer in the unit? 
- Is there a full size refrigerator with ice maker?
- Is internet included? 
- What appliances are included? 
- Is there an oven? (not a toaster oven)
- ARE THERE HURRICANE SHUTTERS? (NOT JOKING)
- Is there a generator on site? 
- Is the apartment pet friendly? 
- Does the apartment come with a fan ceiling or floor? 
- Do I care about being close to a pool or beach/ocean?
Take into consideration how many appliances and additional household items you will need upon arrival

First let me start out by saying, most of the apartments around campus are very safe, even post hurricane Irma.  AUC and many of the apartment complexes have hired security guards to patrol around the campus and surrounding neighborhood.  AUC also provides shuttle service after 6:15pm every evening to take home any student that lives further away from campus. 
Many of the apartment complexes used to advertise that they had a generator on the property (although many were not functioning). The only current advertised functioning generators are at the Campus Dorms (School Generator), Campus Village and Cupecoy Beach Club.  This is important to many students, but I personally do not think this is a major deciding factor, as we have not had one power outage since being back on the island after Hurricane Irma. 
DISCLAIMER:  all the housing options below can vary unit to unit even within the same complex - please make sure you ask the landlord or property management company you are dealing with the questions suggested above, and to see pictures of the specific unit!

on campus dorm apartments

When you first start at AUC, many students have the option of renting a 1 bedroom or 2 bedroom dorm room on campus for ONE semester.  Once the semester is over, they offer the next incoming class a spot in the dorms. The two bedroom apartments are split between you and another AUC first semester student.  This can be another student you choose, or you can be randomly selected a roommate.  There is an online form that allows you to fill out accomodation requests. Unfortunately they do not offer the dorm rooms to first semester students with families or pets.  Many of the students who rent from the dorms are able to make friends quickly due to the large amount of first semester students located in the dorm rooms. Most of the students who live in the dorms absolutely love the lifestyle - due to the free A/C and internet it makes the transition to island life a breeze.  The only downside to living in the dorms is that the maintenance crew is allowed to enter at any time, and there are unavoidable school policies regarding internet usage restrictions (including Spotify).

Jordan Village

One of the most advertised housing complexes in Sint Maarten for students is Jordan Village.  This complex offers many modern luxuries as it is a 2016 construction.  They offer many different layouts which are mostly studio and one bedroom apartments.  Each of these apartment layouts can be found on their website.  Jordan Village is located a 2-3 minute walk away from Campus. They have a small grocery store (CarreFour Express) below the Q tower (will be re-opening soon).  They also have many different restaurants beneath some of their apartment complexes which include a bakery, Italian restaurant, pizzeria, Sushi restaurant, and Lebanese restaurant. All of there apartments come fully furnished with all modern furniture, desk, TV, oven, and large appliances.  Some of the apartments within the complex offer hurricane shutters.  Although Jordan does advertise that there is a washer and dryer in the unit, the washer/dryer is a combination machine. This means clothes wash/dry in the same machine. Most of the students say that their clothes do not dry fully, and most clothes have to be hung outside on the balcony to air dry.  The apartments do not offer internet with the cost of rent but do have outside sources and can provide set up prior to your arrival to the island.  Jordan Village also does not supply any small appliances like a toaster, coffee pot, ironing board, etc (listed below).  They also do not provides sheets, linens, towels, or any cleaning supplies i.e. swifter, broom etc.

Eleven Building is a complex owned by Jordan Village above a restaurant called "Barcode".  Eleven building is a 2-3 minute was to campus.  The building itself is in a safe location which is very close to school with security patrolling at night.   The building is not surrounded by gates.  Most of these apartments are two bedroom two bathroom that range anywhere from 2,500-3,000 per month.  Since these are owned by Jordan Village, they have very similar amenities.  All of the apartments come fully furnished with some bedding, plates, glassware, utensils, with large and small appliances. All the apartments are pet friendly. The unit shown below is a two bedroom two bathroom apartment which rents for $2,500 per month.  This was a turn key apartment all many large and small appliances.  Some of the appliances included TV, microwave, kettle, Brita water filter, blender, and coffee maker.  Most of the Eleven apartments also have an ocean view.  There is plenty of parking around the complex as it is in the same area as Jordan Village.  Students currently living is Jordan/Eleven have recognized the apartment is in a great location, apartments are large, clean, modern, and spacious.  The downside to living at Eleven, some students say, is the noise from the local bar BB's which can be loud and distracting at nights on weekends.

Bleu Azur is a small apartment complex located behind Jordan Village. They have many different studio to one bedroom apartments.  Many of these apartments vary in layout, style, renovation, furnishing, and different items can be included in each unit.  This is because each unit is owned by a different landlord, not a property management group (although all tenants say landlords are very responsive and quick to help).  Some of these landlords have updated and renovated their apartments with modern furnishing and other important amenities while others have not.  Make sure when you are looking into these apartments that you ask the questions listed above. Bleu Azur is a very secure building with lots of space and is in a great location - across the street from Jordan Village and in close proximity to school.   Many of the furnishings in this building are out of the 70's with snapshots on every floor.  This apartment complex is also run on a gas generator so utilities are more expensive than most complexes. All of the apartments have oven and stove top which run on a propane tank. These are to be refilled by the tenant whenever the tanks are low.  According to the current tenants, floors are thin without concrete separation so you're aware of your neighbors above you, but the walls beside you are thick and you're unable to hear side neighbors.  Every apartment has hurricane shutters.  Many of the apartments have low water pressure dropping to a trickle throughout the day (make sure to buy extra large gallon jugs of water in case this happens when you have to do dishes etc.).  Although there is a downside to the water pressure, the landlords in the building respond very quickly and repair anything needed in a very timely manner.  Overall, many of the tenants like their apartments but say they're slightly overpriced for utilities and amenities.

Tradewinds

Tradewinds Apartments are a medium sized apartment complex located about a 5-6 minute walk away from campus.  Many of these apartment layout vary unit to unit.  This complex is an older construction than Jordan Village but is more family friendly.  Tradewinds is fully gated with parking inside the property.  There is also a small pool with BBQ area located in the center of the complex.  Each of the units are owned by different landlords so many of the amenities can change from apartment to apartment.  The apartment shown in the photos below was located on the first floor and turn key with almost everything included.  This apartment was completely turn key which was furnished with large and small appliances, washer and dryer, linens, towels, cleaning supplies ect.  The apartment shown below in the photos rents for $1,500 for a two bedroom 1 bathroom.  The only downside to some of these apartments is some have toaster oven instead of a wall oven.

Rainbow Beach club

Rainbow Beach Club is a large condominium complex that is a 7-8 minute walk from campus.  This complex offers some of the nicest amenities of all the other apartment complexes as it has 3 pools and a private beach with cave.  The property is gated and has 24 hour security both on the road and on the beach.  Many of the guards patrol at night, and always talkative and friends (Danny is the man).  There is a central management company located in the front office which handles the majority of owner/tenant interaction. Many of these complexes are owned by landlords who also have VRBO's for rent around the complex.  This makes many of the apartments for rent completely turn key.  Many of the apartments, although each vary, have all the large and small appliances needed.  Some of the apartments at Rainbow Beach Club have hurricane shutters. The apartment shown in photos below is a 2 bedroom 2 bathroom apartment which is ocean front and rents for $2,500 per month. This apartment was rented completely furnished with large and small appliances - Large refrigerator with ice machine, oven, microwave, kettle, blender, pots/pans, utensils ect.  It also included washer and dryer and all cleaning supplies for the unit.  Parking is also available on the property within the gates. 
The pictures included below are of a beach front VRBO quality ocean front unit.  What I have not included in this apartments description is that there are units in the "tower building" which are not ocean front or as luxurious as this specific apartment shown here.  If you're looking into Rainbow Beach Club as an option, I strongly recommend sticking to building W and S as they are the nicer ocean front view which are well worth the price.  There are some studio apartments located within the "tower building" which I my opinion should be avoided at all costs as they are small and directly inside the parking garage. Many students who rented these apartments ended up backing out of leases as the apartment was not as described.  This being said, the 2 bedroom options in the tower are also very nice and current students are happy in them despite not being ocean front - just avoid the STUDIO ones here - shown in pictures below as "RB no ocean view".  
I personally live at Rainbow Beach Club in the South Building.  This apartment complex is everything and more for my Caribbean Medical School experience.  My roommate and I have had absolutely no issues and feel genuinely pleased with our decision to live at Rainbow.

Campus Village

Campus Village is a medium size apartment complex located 1-2 minutes from campus.  Campus Village is the closest apartment complex to AUC which is just steps away from Jordan Village.  Campus Village offers onsite parking and is pet friendly.  Campus Village apartments is one of the very few apartment complexes that offers a functioning back up generator.  Most of the units have hurricane shutters although some do not.  All of the apartments are owned by separate landlords and may of the units can vary.  Most of these units are very reasonably prices between $900-1,100 per month. Each of the complex offers fully furnished apartment with some of the small appliances needed. There is washer and dryer in each of the units.  There is no pool on site.

Porto Cupecoy

Porto Cupecoy is a resort style condominium complex located a 20 minute walk from campus. The pathway for the walk is pictured below.  Although this may be a walk to campus, After 6:15pm AUC security will bring any student back to Porto Cupecoy.  Late at night I would recommend taking the shuttle option or using your own vehicle to get home to Porto Cupecoy.  The portion of the walk past Rainbow Beach Club is not well lit.  Although this is a longer walk to campus, this complex offers the most amenities out of all housing complexes.  Located within a small plaza in Porto Cupecoy there is a CarreFour (main grocery store of Cupecoy), 5 restaurants, marina, and a few boutiques.  Within apartment complex there is 24 hour security, a large pool, track, and a tennis court.  There is private parking on the property.  The apartments do not have hurricane shutters. Porto Cupecoy is very dog friendly with many doggie bag stations throughout.  All of the apartments within Porto Cupecoy are 3-4 bedroom apartments.  Within the apartments, each bedroom has its own ensuite bathroom.  Kitchen and living rooms are extremely spacious with large balconies.  Many of apartments are turn key with all large and small appliances including TVs.  The property management at Porto Cupecoy also accepts mail and will notify any tenants by email when package has arrived.  They also offer movie night on a large projector screen played every Monday night in the Marina.  The only actual downside of Porto is the distance from campus without a car.

Cupecoy Beach Club

Cupecoy Beach Club is a resort style complex which is a 5-6 minute walk to campus.  This resort style complex has surrounding gates and 24 hour security.  They offer many different style apartments which range in bedroom number.  Cupecoy Beach Club is one of the very few apartment complexes that offers a functioning back up generator, and is ocean front.  Many of the apartments within this complex offer hurricane shutters.  The apartment shown below is a one bedroom one bathroom which rents for $1,800 per month.  This apartment was completely turn key with many large and small appliances and linens.  There is a large refrigerator without an ice maker (although this can vary from complex to complex). Currently, due to hurricane damage, this complex is not renting very many units (as of March 2018), but construction is ongoing and more units will come available with time.
